Modern Methods of Construction (MMC) generally involves the manufacture of building products and components offsite in a specially designed factory under strict quality control conditions and includes Timber-Frame, Steel-Frame, Pre-Cast Concrete-Frame, Panellised Units, Modular and Volumetric Construction Units and Hybrid techniques. Modern methods of construction can include innovative site-based methods, and use of tunnel form, Insulated Concrete Form (ICF) or Aircrete thin-joint blockwork. 1. Panellised Units - including ready-made walls, floors and roofs and are assembled on-site to produce a three dimensional structure. These may consist of:
Open panels – these consist of a skeleton structure only, for example, timber or steel frame.
Closed Panels – these may include internal lining materials and wall finishes, thermal insulation, electrical wiring and plumbing services, windows, doors, and external claddings.
2. Volumetric Construction Units – Modules or Pods assembled in controlled factory conditions to produce three-dimensional building units prior to transport to site.
These are ready-made rooms, which can be pieced together to make a complete dwelling or building. These frequently include single rooms, bathrooms, kitchens or service pods, where all the fittings are added in the factory.
3. Hybrid techniques – these combine both panellised and volumetric approaches.
Typically, volumetric units are used for the highly serviced and more repeatable areas such as kitchens and bathrooms, with the remainder of the dwelling or building constructed using panels.
4. Pre-Cast Concrete MMC methods – these may include pre-cast concrete hollow core floors and stairs, foundation assemblies, insulated composite panels, etc.
5. Other MMC methods - can include innovative site-based methods, such as use of tunnel form, Insulated Concrete Form (ICF) or Aircrete thin-joint blockwork.
A mix of traditional, new and innovative materials and components is also used in MMC buildings including bricks, blocks, cement, above and below ground drainage systems, heating, ventilation and air conditioning components, roofing slates and tiles (including green roofing systems, solar tiles and panels), wall finishes and claddings, etc.
The most commonly used wall cladding materials are wood, steel, concrete, and cement panels with masonry coatings and render finishes, although many houses built in the UK using MMC have a traditional brick skin or brick slip outer layer and so look like traditional brick built houses.
